DENVER, July 31, 2013: Fuse Living closed on property at the corner of 32nd and Lawrence Streets on July 22nd. The 9,360-square-foot parcel represents the third land transaction GreenSpot Real Estate sourced this year for Fuse, a green development company, in the area broadly known as Five Points. Fuse plans to build up to seven green, market-rate homes of 1,200 to 1,500 square feet each.
Fuse also bought two separate parcels (21,000 square feet) in the 2400 block of Clarkson Street, and is building five single-family and four townhomes there. King Commercial Real Estate, LLC was the listing agent for the Lawrence Street lot.
As energy codes become more stringent, green developers like Fuse are honing their green-building chops through various certifications like ENERGY STAR and WaterSense, the Environmental Protection Agency’s parallel water-efficiency program.
For the Lawrence Street project, Fuse President Shannon Harris says the homes will be ENERGY STAR-certified, and she’ll also test the waters with the Department of Energy’s new “Zero Energy Home” brand – a “net-zero-ready” certification that largely eliminates energy bills through super-efficiencies and renewable energy like solar electric and hot water.
Harris says she’ll target younger, sustainability-minded professionals who want to live in the urban core. “What I like about these units is that they’re smaller than the Clarkson homes and more approachable. They’ll have the same great amenities and green features, and the cost will be within reach for young professionals,” she says.
Harris says she’ll finish design work by the end of this year, and construction is slated to begin by early 2014.
